The Lenawee County real estate market continues to show strength as we move further into the spring market. While buyers are seeing a few more homes hit the market compared to earlier this year, inventory still remains relatively tight, keeping conditions favorable for sellers — especially those who price their homes correctly from the start.
In May 2026, Lenawee County saw 143 new listings hit the market and 101 homes sold, showing continued buyer demand throughout the county. Homes averaged 45 days on market, giving buyers a little more time to make decisions than the ultra-fast pace we experienced over the last few years, but well-prepared homes are still moving quickly.
One of the most important numbers to watch is the 2.7 months of inventory. A balanced market is typically considered around 5–6 months of inventory, meaning Lenawee County is still operating in a seller’s market. Buyers are competing for desirable homes, especially those that are updated, move-in ready, and priced competitively.
The average sale price climbed to $327,487, showing continued long-term value growth in our area. At the same time, homes sold at approximately 97% of list price, which tells us buyers are still willing to pay strong prices — but they are also becoming more strategic and selective. Pricing a home too high upfront can cause it to sit longer, while properly priced homes continue to attract the most attention and strongest offers.
For buyers, this market means preparation is key. Having financing lined up, understanding your budget, and moving quickly when the right home appears can make a huge difference.
For sellers, presentation and pricing matter more than ever. The days of simply putting a sign in the yard and expecting dozens of offers regardless of condition are beginning to shift. Buyers are paying attention to value, condition, updates, and overall presentation.
